Which of the following is a key characteristic of an exclusive right to sell listing agreement?

Show Suggested Answer Hide Answer
Suggested Answer: A

An exclusive right to sell listing gives one broker the sole authority to market and sell a property. The broker is entitled to a commission no matter who procures the buyer, even if the seller finds the buyer independently during the listing period commission payment upon sale within the term---matching option A. Option B is false (that applies to exclusive agency); C applies to open or exclusive-agency; and D conflicts with the exclusivity provision.

A) The broker is guaranteed a commission if the property sells during the listing term.

I’m a bit confused, but I remember that exclusive listings don’t allow multiple brokers, so D seems wrong. Maybe A is the best option?

I practiced a similar question, and I think A is definitely the right choice. Exclusive rights usually mean the broker gets paid regardless of who sells the property.

I'm not entirely sure, but I feel like B could be correct since I recall something about sellers being able to sell without owing a commission in certain agreements.

I think the answer might be A because I remember that exclusive listings guarantee a commission to the broker.
